Attend County Commissioners Meeting on August 13th and 20th
Important changes are on the table. Commissioner Lee Helton and the Home Builders and Realtors Associations have submitted amendment requests that could impact every area plan in the county.
The resolution includes amendment requests from the Home Builders and Realtors Associations that would allow 3 houses per acre in current A-1 zones (which currently allow 2 per acre). That’s a 50% increase in density—across the board.
Even more concerning: the proposal would allow plan changes every two months.

Why Your Signature Matters
Our district is growing quickly, and we believe that growth should be responsible and community-focused. The RPA’s proposed plan includes high-density housing and large commercial centers, but local residents and officials have worked together to create a better alternative — the Community Compromise Plan. This plan will be voted on soon, and your signature shows support for smart development that considers our roads, schools, and overall quality of life. Led by Commissioner Chip Baker, this plan will address changes for the unincorporated portions of Walden’s Ridge which will cover the entirety of Walden’s Ridge, including the towns of Signal Mountain and Walden. It will allow townhomes and multi-family homes. It also has 2 areas to build hotels and resorts in Falling Water and Montlake.
Led by Commissioner Ken Smith, this plan will cover the Lakesite, Middle Valley and Sequoyah areas. It has a proposed waste water treatment plant near the Nuclear plant, building a hotel and resort area on Hixson Pike/Chester Frost, and hotel and lodging area in Middle Valley.
Led by Commissioner Steve Highlander and Commissioner Jeff Eversole, this plan will cover Birchwood and Harrison areas. It has 7 areas to build hotels, resorts and marinas which does not include a cluster of hotels and resort in Harrison Bay. High density area to allow apartments, town houses and urban/commercial buildings between Harrison Bay Road and Hwy 58.
Led by Commissioner Lee Helton and Commissioner Mike Chauncey, this plan will cover East Brainerd, Apison, Collegedale, and Ooltewah. It includes commercial and higher density residential growth from East Brainerd to Apison with allowing 5-7+ units per acre.
Led by Commissioner Shipley and Mayor Wamp, this plan will cover Flattop Mountain, Sale Creek, Bakewell and Soddy-Daisy. The plan includes 6 areas to build resorts and hotels, including a cluster at “Lakewalk” across from the ball fields, the fishing pier, Holly Circle (County boat ramp), Pine Harbor, Big Soddy Creek. It also has increased density for homes along US 27.
