Area 8 - Middle Valley / Lakesite

Key Highlights:

 

  • Resort and Recreation Pace Type allows hotels, resorts, convention centers up to 50 feet in height
  • Mixed Residential Place Type allows a max density of 18 per acre (see below)
  • Suburban Residential Place Type Areas with densities up to 5 per acre also allows townhomes

Home Builders and Realtors Association Proposed Amendments

These amendments had no public notice and the public did not get to view them before the

Planning Commission voted to send them to the County Commission for review and action.

mixed residential place type

 Mixed Residential Place Type (orange) allows multi-story apartment buildings, condos, and townhomes at densities up to 18 per acre that support transit.   Taller multi-family buildings are located along main streets and can have over 12 units per building. Shorter buildings on local streets can have 5 to 12 units per building.


Density per acre is 12 to 46. Even 12 homes per acre is too many and in no way fits into our area; let alone 46. 


There are is a large Mixed Residential circles with a Commercial Center located at Daisy Dallas Road and Hixson Pike and it is denote that a hotel could also be put in there. 


What is the plan for traffic? Is there a plan to build infrastructure? 


We didn't ask for large urban areas or bus service in our plan. We asked for our rural area to be preserved.

Please ask County Commissioners and the Regional Planning Agency to remove the Mixed Residential Place Type from our area plan. 


It just doesn't fit!

SUBURBAN RESIDENTIAL

 Suburban Residential Place Type (yellow) says that it is predominantly low intensity single family detached but also allows townhomes (up to 4 units per building), and multi-unit housing (2-4 units per building), and mobile home parks.


  • Density per acre is 2 to 7. Seven  per acre is too high and isn't "low intensity". 
  • There are three major areas that have this higher density of apartments and townhomes throughout all of Middle Valley and even on the Sequoyah Access Road
  • Imagine trying to use the Access Road when there are 7 homes per acre and two lane roads getting to the evacuation route. There certainly wouldn't be any money to improve those roads either.




Two per acre is already high enough for all of our two lane dangerous roads! Let alone 7 per acre


And, there is no plan for infrastructure to support this density


Please ask County Commissioners and the Regional Planning Agency to remove this from our area plan.

June 11th and June 18th County Commissioner Meetings

 At the May RPA meeting, the Home Builders Association of Chattanooga submitted amendments to the compromised plan Hamilton that affect all districts plans.  These were not shared with anyone but the RPA Commission and they voted to move them forward.  The future of all districts is now at stake - please attend the County Commissioners Meetings or email all of the Commissioners and ask them to reject these amendments.
